The University owns a good portion of downtown as well. Many businesses such as The Carolina Coffee Shop actually pay rent to the university on a monthly basis. Thus the U has another source of income as the downtown rents are not cheap.

Had a nice trip to the Outer Banks, also. I found the country roads in North Carolina to be amazingly beautiful as well.
